How To Buy Our Land  (Simple Instructions)

Step 1:  Choose your property 


Please visit the land and look around to make sure it's right for you.  We encourage you to call the county planning & zoning office (or Township for Michigan properties) with questions concerning land use and building. We provide their phone number in the land description information section. Refer to the parcel number (APN) when asking them questions. Please ask all questions and perform your own due diligence before initiating a purchase so that you may use the property for your intended purpose.


Step 2:  Buy the property

When you are ready to purchase, please email Barry@LandDiscounts.com or call / text us at 404-988-0763.  We will ask you for some information (name, address, etc) and a Purchase Agreement will be emailed to you to sign online through an app called SignNow.  We offer two ways to buy:  Cash Discount or Owner Financing (payments).

Cash Discount Properties:
For a cash discount property, we accept credit & debit cards or wire transfers.  The total cost will be the land price plus a $195 document fee. 

Owner Financed Properties (payments):

For an owner financed property, the property's down payment plus a $195 document fee will be paid by credit/debit card and an email address is required. For properties with a larger down payment, a wire transfer may be used.  Automatic billing for recurring monthly payments will be required by ACH debit from a checking or savings account and will start 30 days from your purchase date.   You may choose any one of the available monthly payment options that are at the property listing. There is no credit check or qualifying required for our financing. Our customers love the loan payment system that we use, because they can see their payments and balance online at any time.  


Step 3:  Closing

Cash Discount Properties:
After receiving your funds we will have your Deed notarized and we will email you a copy before mailing the original to the county for recording. We pay for the recording fee and transfer tax. After recording the deed, the County Recorder will mail you the original Deed with their county recording sticker on it within 2 - 3 weeks.  

Owner Financed Properties (payments):

Once your final payment has been received,  a Deed naming you as the owner of the property will be notarized and sent to the county for recording .  We will also email you a copy of the deed before mailing it to the County Recorder.  After recording the deed, the County Recorder will mail you the original deed with their county recording sticker on it within 2 - 3 weeks.
